House Hunting – Full Buyer’s Agent Service
The primary service within my business is a full House Hunting or Buyer’s Agent Service, meaning that I conduct all research, viewings and negotiate on behalf of my clients.
Many of these client’s are either living outside Ireland, can be very busy people needing to buy ‘time’ and ‘speed’ in the house purchasing process, or they can be first time buyer’s who simply don’t know where to start or how to ‘negotiate’ the market.
Based on any client’s ambitions, aspirations, location and budget, I first of all tell them whether I believe what they wish to achieve is actually achievable! Sometimes the goal posts needs to be changed a little to ensure success.
Covid-19 and lock-down brought about an interesting market shift whereby house hunting punters who had indentified the property they wanted to purchase, could no longer view the property and so there was no face to face communication with the sales agent.
The phone started to ring with purchasers asking me to liaise with the sales agent on their behalf during this stressful period and to ‘bid’ and ‘negotiate’ for them.
The sales agent knows that once a purchaser has ‘retained’ me as their Buyer’s Agent, they have a very solid buyer and one who is serious, can purchase and is intent on seeing the deal through subject to survey and contract.
Once a week I spend a day on the phone or Zoom with consultations either at home or abroad. These are between 30 to 60 minutes and is simply to give advice and guidance on what any purchaser wants to achieve, a property they may already have identified and need to know where and how to bid, or the consulation can be about me and what I can offer in terms of getting a hunt or purchase over the line and the time frame that is involved.
I have a steady flow of media work including writing for Ireland’s no. 1 Sunday broadsheet the Business Post. I am a regular contributor on radio and television media and recently shot a first times buyers property series for Virgin Media Player called Buyer’s Bootcamp which was a lot of fun!
